For Claudia Tresch, CEO of Private Fine Immobilien AG, luxury real estate begins with location but depends just as much on trust, discretion, and personal service. Drawing on more than two decades in the Swiss property market, she discusses what international buyers value, why Ticino continues to attract interest, and the importance of support that extends well beyond a property sale.
World Luxury Chamber of Commerce: Claudia, after more than two decades in luxury real estate, what have you learned about what high-net-worth buyers truly value when choosing a home, beyond location, architecture, and price?
Claudia Tresch: It’s all about location, location, and location. It is also essential that the villa has direct access by car. Beyond that, the architecture and the surrounding neighbourhood need to be appealing as well. If everything comes together and feels right, the price becomes much less important.
WLCC: You built Private Fine Immobilien AG around a boutique model focused on trust, discretion, and personal attention. Why do you believe this approach is particularly important when working with international buyers, entrepreneurs, and private families?
CT: Nothing is more important than trust, discretion, and personal service. These are values our clients truly appreciate and one of the reasons they choose us as their boutique partner. WLCC: Ticino attracts buyers for its natural beauty, privacy, stability, and proximity to major European markets. What makes the region distinctive within the international luxury property market, and what are buyers looking for there today?
CT: Ticino attracts clients for several reasons: it offers a safe haven in Switzerland, political stability, a Mediterranean climate, and close proximity to the Italian way of life and culture.
WLCC: Luxury is increasingly associated with lifestyle and experience rather than simply ownership. How does this influence the way you present a property and help clients find a home that genuinely fits the way they want to live?
CT: We don’t just advise and support our clients during the sales process; we also continue to assist them throughout the after-sales process. For example, when it comes to interior design and furnishing, we introduce them to various showrooms and companies. We also connect them with architects and other professionals for renovation and refurbishment projects.
WLCC: Looking ahead, what do you believe will have the greatest influence on the luxury real estate industry over the next five to ten years, and how might the expectations of buyers and sellers change?
CT: The political situation worldwide is highly influencing them regarding their decision, as well as the guarantee of the security of the place they are investing in and the stability of the CHF currency, and the familiar lifestyle here in Ticino.
